An Electrical Installation Condition Report (EICR) is a formal assessment of the electrical installations within a property. Carried out by a qualified electrician, an EICR identifies any deterioration, damage, defects or dangerous conditions in fixed wiring, consumer units, sockets, switches, earthing and bonding. It is the electrical equivalent of an MOT for your property — providing a documented record of the electrical safety status and highlighting any remedial work required.
The report assigns each finding an outcome code: C1 (immediate danger), C2 (potentially dangerous) or C3 (improvement recommended). An EICR is classed as Satisfactory if there are no C1 or C2 codes. An Unsatisfactory EICR requires remedial work before you can issue a valid certificate.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 made EICRs a legal requirement for all private in England from 1 July 2020. Key requirements include:
Our domestic EICR is priced by the number of bedrooms. All prices include VAT and are based on a standard single consumer unit (fuse board). Additional fuse boards and 3-phase installations are quoted separately.
Commercial EICR pricing is based on the number of electrical circuits in the property. This applies to offices, retail units, HMOs, warehouses and other commercial premises.
Our NAPIT-registered electricians carry out a comprehensive inspection and testing regime against the requirements of BS 7671 (18th Edition Wiring Regulations). The inspection covers:
Immediate risk of injury or death. Appliance or circuit must be disconnected immediately.
Serious fault requiring urgent remedial work. Circuit should not be used until fixed.
Not a safety hazard but improvement advised. Property can still receive a Satisfactory certificate.

📲 Book via WhatsAppAn Electrical Installation Condition Report (EICR) is a comprehensive inspection of every electrical circuit, consumer unit, fixed wiring, socket outlet, and bonding in your rental property. Our NAPIT-accredited electricians follow the BS 7671 18th Edition wiring regulations throughout.
The inspection is non-destructive — no walls are opened or cables cut. The electrician will work through each circuit in the consumer unit systematically, using professional test equipment to measure earth fault loop impedance, prospective short circuit current, RCD trip times, and circuit continuity. Each circuit receives a pass or fail against the required standard.
We examine the fuseboard for signs of damage, overheating, incorrect fuse ratings, and presence of RCD protection. Consumer units made before 2012 or without RCD protection are likely to receive improvement recommendations.
Every circuit is tested using a multifunction tester. We measure loop impedance, insulation resistance, polarity and RCD performance for each circuit.
We trace accessible wiring to check condition, routing and correct clipping. Old rubber or lead-covered cables, degraded insulation or DIY wiring are flagged.
All socket outlets, switches, light fittings and FCUs are inspected for damage, correct earthing and correct fusing.
We verify the main protective conductor (earth) and supplementary bonding to gas pipes and water pipes where applicable.
Your full EICR report is generated on our digital system and issued the same day. Each defect is coded C1, C2, C3 or FI with full explanatory notes.

If your EICR identifies C1 or C2 defects, you are legally required to have them remedied. C1 defects must be fixed immediately. C2 defects must be fixed within 28 days. Our electricians can carry out remedial works on the same visit or at a follow-up appointment.
If we find defects during your EICR inspection, our electricians can provide a fixed-price quote for remedial works immediately. No need to find a separate electrician — we handle everything from inspection to sign-off in a single booking.
Under the Smoke and Carbon Monoxide Alarm (England) Regulations 2022, all rental properties must have working smoke alarms on every floor and CO alarms in every room with a solid fuel or gas appliance. HMO properties require a more comprehensive Grade D or Grade A fire alarm system, tested and serviced every 6 months.
Our qualified engineers test all smoke detectors, heat detectors, manual call points, sounders and fire alarm control panels in line with BS 5839 requirements. We issue a full fire alarm test certificate on the same day. Fire alarm testing in London starts from £79.
All HMO properties, commercial premises and buildings with shared escape routes require a valid Emergency Lighting Certificate under BS 5266 and the Fire Safety Order 2005. Emergency lighting ensures that if mains power fails, escape routes remain illuminated for safe evacuation.
Our NAPIT-registered electricians carry out a full functional test of all emergency lighting units — including central battery systems, self-contained luminaires and maintained/non-maintained systems. A 3-hour full discharge test (annual) confirms battery capacity. Emergency Lighting Certificates in London from £89.
